Brian Allen

Brian is the Partner who heads up Ryden’s Professional Services Group. The team provides strategic advice on valuation, lease advisory and non-domestic rating matters.

He is involved with office, industrial, retail and mixed use properties together with land and development opportunities across the country.

Brian is a Fellow of the Royal Institution of Chartered Surveyors and an RICS Registered Valuer. He is an Associate of the Chartered Institute of Arbitrators, a Member of the Investment Property Forum and of the Scottish Property Federation.

PROJECTS:

Portfolio Valuations Project Director on a number of large and diverse property portfolios for a wide range of clients. These have included: City Of Edinburgh Council, Edinburgh Airport Limited, Falkirk Council, Fife Council, Stirling Council, West Dunbartonshire Council, Scottish Enterprise and Highland & Islands Enterprise.

Residential, Commercial and Mixed Use Development Advises a wide range of residential and commercial developers on strategic sites and opportunities by constructing detailed development appraisals and sensitivity analysis. This involves initial consideration of opportunities through to addressing issues associated with developer contributions or to providing Independent Expert advice.

Lease Advisory. Third Party and Dispute Resolution Retained by a broad spectrum of Landlords and Tenants to represent their respective positions in rent reviews, renewals and restructures. This includes representation before Independent Experts or Arbitrators in third party proceedings where agreement cannot be reached via negotiation between the Parties to Dispute.

IVC Evidencia - Independent Vet Care Regularly advises on rental and capital values of opportunities being considered for further acquisition as part of a national mandate. Also involved with properties within their existing portfolio of over 1,000 practices across the UK as representing a very successful consolidator business.

West Lothian Civic Centre This consists of an innovative purpose built administrative HQ jointly owned by West Lothian Council and the Police Scotland. It was completed in 2009 and also accommodates a range of other public bodies including: the Scottish Courts and Tribunal Service; the Scottish Children’s Reporter Administration; The Procurator Fiscal Service and; the Scottish Fire & Rescue Service. This has been valued on a Depreciated Replacement Cost approach valuation for inclusion in accounts after detailed cost analysis jointly with our Building Consulting Group.
