Overview

The site is situated on the outskirts of Rothesay in a desirable residential area with open countryside to the west. The surrounding land use is mostly residential in nature with a small commercial development of offices and industrial to the north east. Access to the site is from Bancore Road, an arterial route connecting with the town centre which is circa 0.5 miles distant.

The site is allocated for housing within the Argyll and Bute Local Development Plan. The site reference is H-AL 1/1. There are a number of mature trees fronting Barone Road and the site is covered predominantly in self-seeded scrub. We understand none of the trees are protected.

The site will be sold subject to a Section 32 Agreement which will set development timescales that must be adhered to by the purchaser.

Once planning is secured, the proposed development must be completed within 24 months. A Section 32 Agreement will set out the conditions and will also restrict the use to the proposed development. In the event that a permitted development does not take place within the agreed timescale, HIE will have a 'buy back' option.

A closing date will be set for expressions of interest. HIE's decision making will normally be based upon the highest offer received although please note HIE is under no obligation to accept the highest, or indeed any offer.
