Located in North Motherwell, the facility is a short distance from the A723 which connects with the M74 at junction 6 which is a fourway interchange.
The main building is a semi-detached former engineering shed which benefits from a clear height of 10.85 metres to the haunch and column free space. Access is via two large powered vehicles doors on opposite elevations and the floor is of reinforced concrete to an engineering specification. There is also an overhead gantry cranage serving the entire length of the workshop.
The upper sections of the elevations are glazed and therefore the space has excellent levels of natural daylighting. Ancillary accommodation is provided in modular buldings against the party wall.
A separate administration building is on the opposite side of a large car park and provides a good standard of office space at first floor level. This is in the form of cellular and open plan space and with a good sized boardroom. Beneath is further office accommodation plus a parts and maintenance storage area which originally served as a vehicle maintenance centre. There is a vehicle turntable to manoeuvre cars.
There is a further storage facility at the rear of the site which is of a steel frame construction with corrugated metal sheet panels, eaves of 5.45 metres and roller shutter door access.
Finally, there are two large Portakabin areas within the front car park area and which are included in the lease.
Our client is seeking to sub-let the space on a flexible lease basis.
