Ross is a Senior Surveyor who joined Ryden in 2011. Prior to joining Ryden he was a building surveyor in another private practice for two and a half years and in a Local Authority for five years.
Ross provides a range of clients with advice including architectural design, contract administration and project management of minor works, project monitoring for funding bodies, building surveys, dilapidations for both landlords and tenants, schedules of condition and planned preventative maintenance programmes.
Design, Project Management & Contract Administration
Considerable experience of architectural design and project management of minor works up to a value of £750k for a range of public, residential, commercial and industrial buildings including extensions, refurbishment works and alterations of varying size and complexity.
Project monitoring of various new build developments for loans up to £4m on behalf of funding institutions, including the initial review and appraisal of design team, contract documents and construction costs, subsequent monthly reporting and verification of claims for loan drawdowns.
Dilapidations & Schedules of Condition
Considerable experience advising landlords and tenants on their repairing obligations arising from commercial leases, preparation of Schedules of Dilapidations and negotiation of dilapidations settlements at lease expiry. Has prepared numerous Schedules of Condition for attachment to commercial leases.
Building surveys for a variety of commercial premises including office, retail and industrial buildings to assist prospective purchasers with their due diligence process.
Planned Preventative Maintenance
Involved in the asset management programme while working for Aberdeenshire Council preparing condition surveys and life cycle costing for a variety of local authority buildings. Prepared Planned Preventative Maintenance Plans to identify long term maintenance requirements and anticipated expenditure for both a large sports facility and a retail park in Aberdeen including project management of ongoing planned works for the latter.
