SHORT BIO

Brian represents a broad range of national and local operators on valuation and lease related property matters throughout Scotland and Northern England.

His key activities include appraising and valuing commercial and mixed use properties together with development opportunities.  His market knowledge and understanding of investor, developer and occupational requirements and aspirations enables him to provide figures in a proper context.

He is keen to ensure that an appropriate strategy can be put in place when considering particular property assets.

He also specialises in lease advice representing national and private landlords or tenants.  Brian has significant expertise in third party referrals in order to best represent client interests.

As a member of the Chartered Institute of Arbitrators, Brian is also involved as an Expert Witness in property disputes.

 

 

EXPERIENCE

Loan Security

Brian is regularly involved in valuations for loan facility or restructuring purposes on behalf of major clearing banks and other commercial lenders. This has included advising within multi-disciplined teams assessing debt portfolios and those tasked with progressing work out strategies.

Portfolio Valuation

Brian has wide experience of co-ordinating teams appraising property portfolios incorporating a wide geographical and sectoral spread. These include assets for private and public sector clients.

Development

Valuation advice and development appraisals of one of Edinburgh’s most major mixed use developments, The Haymarket, incorporating over 400,000 sq ft of proposed Grade A offices, an apart-hotel, supermarket and mixed retail and leisure provision.

Rent Reviews and Lease Advisory

Preparation of pre-negotiation reports and rental valuations having fully considered property characteristics, lease documentation and its potential impact upon value together with relevant market evidence.  Brian has negotiated on behalf of landlords and tenants in rent review matters throughout Scotland with referral to third party where required.  He also sits on the Chairman of the RICS in Scotland's Panel of Experts.
