Ryden has been appointed sole letting agent for Pitreavie Exchange, a new industrial and trade counter development in Dunfermline set to deliver up to 200,000 sq ft of space in one of Fife’s most supply-constrained industrial markets.
The site, recently acquired by Ashfield Land in a JV with Euro Property Investments Limited, was occupied by Lloyds Bank and previously by Bank of Scotland as a call centre for approximately 40 years, and is being repositioned for new commercial use.
Pitreavie Exchange will comprise a number of industrial, distribution and trade counter units totalling 200,000 sq ft, addressing a clear shortage of modern industrial accommodation in Dunfermline and the wider Fife market.
The scheme has also been designed with flexibility in mind to meet a range of occupier requirements. Three primary layout options have been proposed: a multi-unit scheme with six industrial and distribution units plus five trade counter units, two larger industrial and distribution units of 80,000 sq ft and 120,000 sq ft, and a single 200,000 sq ft industrial and distribution facility.
Occupiers will also benefit from great connectivity and strong regional transport links. Pitreavie Way is located around 30 minutes from Edinburgh, 50 minutes from Glasgow and within a short drive of Rosyth Green Freeport, making it well placed for industrial, logistics and trade counter uses.
Tom Conway, Industrial Agency Associate at Ryden, commented:
"This development comes at a time when the availability of modern industrial units remains limited across many parts of Scotland, particularly for occupiers with operational and sustainability requirements.
"We are confident the scheme at Pitreavie will be positively received by businesses looking for space in a highly accessible location to support their growth, while bringing forward a significant new commercial opportunity for the area."
Declan O’Neill, Associate at Ashfield Land, added:
"Pitreavie Business Park is a highly strategic site with outstanding potential for commercial development. We look forward to progressing the planning process and bringing to market proposals for up to 200,000 sq ft of industrial space, representing an investment of more than £20 million."
