Four new tenants secured at Glasgow’s Framework building

Four new businesses have been confirmed as tenants at Framework, a contemporary city centre workspace on 124 St Vincent Street in Glasgow.

Joint agents CBRE and Ryden secured the new occupiers on behalf of Shelborn Asset Management, owner of the 36,460 sq ft of office space spread across eight levels.

Shelborn Asset Management purchased the building in 2019 and subsequently commenced an extensive refurbishment.

Law firm Jackson Boyd LLP has committed to a ten-year lease of the entire first floor, equating to 5,430 sq ft of space, which specialises in dealing with contentious litigation in the areas of personal injury, employment law and dispute resolution, is relocating from an office at Centenary House on Wellington Street.

Another long-term leaseholder, HR services company The Adecco Group, will take up 2,056 sq ft of space on the ground floor. This new physical location is Adecco’s first since closing its branches due to the Covid pandemic and operating virtually.

I-Multiply, a recruitment firm specialising in the financial sector, has taken one of the studios – Suite 7 – extending to 963 sq ft on a two-year lease. The company has relocated from an office on Buchanan Street.

First Marine Solutions has taken Suite 6, extending to 990 sq ft, on a three-year lease. The global service provider of temporary and permanent solutions to the offshore energy sector is moving to Framework from an office in St George’s building at 5 St Vincent Place.

The Framework property offers a variety of amenities, such as a fully equipped gym, a state-of-the-art cycle store, VRF air conditioning, and suspended LED lighting with an exposed ceiling finish. It is also fibre-enabled, ensuring instantaneous, secure high-speed broadband. To help reduce the building’s carbon emissions, it is 100% electric from renewable sources and includes electric car charging stations.

“Despite the difficulties surrounding return to work patterns in Glasgow, these deals are evidence of strong demand for high quality space in a central location with a focus on wellbeing.”

Shelborn recently launched a further phase of ‘Flex’ studios on the third floor of Framework – stylish, contemporary studios for 10 to 20 people let on flexible all-inclusive licences.
