Robert Pearson

Rob joined Ryden’s Edinburgh Building Consultancy department as a graduate trainee in 1996, successfully gaining MRICS status in 2000, and subsequently took up a chartered building surveying role. His experience was widened at Midlothian Council’s Property department as a building surveyor and Powell Williams partnership as a senior building surveyor.  

Rob re-joined Ryden in 2007 becoming an Associate shortly after. He has extensive experience of Building Surveying, Contract Administration, Project Management and CDM Related roles in relation to a wide variety of external and internal refurbishment, alteration, fitout and maintenance projects and specialises in traditional construction conservation and refurbishment. This experience includes all principal types of commercial buildings for a vast array of private, institutional and public body clients and organisations.

PROJECTS:

Hapimaig Resorts - 7, 8 & 9 Rothesay Terrace, Edinburgh Condition assessment and report on Grade B listed traditional townhouse buildings converted to a hotel. Recommendations and cost assessment for comprehensive external fabric refurbishment. Subsequent Contract Administration and Principal Designer Services for a twelve month refurbishment contract.

Private Investor - 32/36 High Street, Falkirk Condition assessment and report on a Grade B listed traditional building, let to a number of commercial retail occupiers. Recommendations and cost assessment for comprehensive external fabric refurbishment, subsequent Contract Administration services in relation to the refurbishment and internal alteration project. Dilapidation advice and agreement of settlements in relation to tenant lease expiry.

The Merchant Company – Fraser Homes, Spylawbank Road, Edinburgh Condition assessment and report on a Grade A listed traditional residential buildings. Production of planned preventative maintenance and recommendations and cost assessment for external fabric refurbishment. Subsequent Contract Administration services in relation to the external refurbishment project.

Hermes Investment Management - Belleknowes Industrial Estate Project Management, Contract Administration and Building Surveying Services in relation to twenty five units ranging in size from 500 to 2000 sq m. Projects include refurbishment and recoating of cladding, roof refurbishment, stripout and refurbishment of units, dilapidation and professional advice over a five year period.

Aberdeen Asset Management/ASI Project Management and Contract Administration in relation to Edinburgh building portfolio including a phased refurbishment of office space, common areas and services of a circa 6,500 sq m city centre office building and internal refurbishment and fitout of four floors of a multi-storey city centre office building to create open plan office space, meeting rooms and executive suite.

APAM - Westport, Edinburgh Contract Administration for external repair works and planned maintenance programme to a central Edinburgh office building. Works included extensive investigation and repairs to resolve issues with roof, stone cladding and curtain walling elements.

NHS Tayside – Murray Royal Hospital, Perth Building/condition surveys, reports and recommendations for vacant buildings in the Health Board estate in relation to potential sale, redevelopment and wind and water tight maintenance.

Baillie Gifford and Co - Calton Square, Greenside Row Assessment and subsequent agreement of tenant's dilapidation liability for nine storey circa 14,500sqm city centre office building.

Evergold Investments Ltd - Kirkcaldy Shopping Centre Dilapidation advice, preparation and settlement of Landlord's claim in relation to various shopping centre retail units.
