Two offices sold for £0.7m at Almondview Office Park in Livingston

On behalf of CEG, Ryden has successfully sold two buildings at Almondview Office Park in Livingston to owner-occupiers Nordan and A1 Automotive.  Both properties were sold at a capital rate of £40 per sq ft. 

Nordan, a leading company in development, marketing, production and delivery of eco-friendly windows and doors for domestic and commercial properties, has acquired Building 3 which extends to 1,074 sq m (11,570 sq ft) and has 28 parking spaces.  The premises have been fully refurbished ahead of the firm’s occupation this month. 

Building 4, measuring 553 sq m (5,960 sq ft) with 13 car parking spaces, was purchased by A1 Automotive.  The firm is a leading supplier of automotive logistics and has already moved into their new office.

Peter I’Anson, partner at Ryden, comments: “After identifying a lack of owner-occupation premises in the area, we earmarked two pavilions at the 0.93 ha (2.3 acre) Almondview Office Park for sale in late 2015, which has ultimately provided our client with a higher return.”

Nordan was represented by FT Linden and A1 Automotive by JA Pollock. CEG was represented by Ryden and CMS Cameron McKenna.
