Ryden’s investment team in Aberdeen has announced two deals on behalf of separate clients.
At Badentoy Crescent, Badentoy Park, Aberdeen, the firm purchased a modern 15,300 sq ft industrial unit for £2.35m for a locally based private client. The deal reflects a net initial yield of 6.85%. The building, which is let to SPM Ltd and guaranteed by Weir Group plc, is one of the best on the Park and has good potential for rental growth in future years.
Acting on behalf of Andrew's Homes (Aberdeen) Ltd, Ryden sold Baker Energy's office building at Peregrine Road, Westhill Business Park, Westhill to a private investor for £2.11m, reflecting a net initial yield of 8.25%. The property provides 11,300 sq ft of modern office accommodation with excellent car parking and is let until December 2017 at a competitive rent of £16.25 per sq ft.
