Speculative office development at Aberdeen Gateway

Developer Muir Group has announced that construction has commenced on a new 20,000 sq ft speculative office development at Aberdeen Gateway.

The £3,000,000 Grade A stand-alone detached office pavilion is being built over two storeys and has been designed to a high specification, with excellent parking for up to 80 cars.  The building is also set to achieve a BREEAM ‘Excellent’ rating and an EPC Rating of ‘A’.  It will therefore be highly energy efficient, with the result being reduced operational costs for occupiers. 

The building is situated in an elevated position overlooking the northern landscaped area of the Business Park with views across to Cove and the North Sea.  Practical completion is expected by summer 2015 and an initial rent of approximately £21 per sq ft is being sought for the office space.  Ryden, as retained joint agents at Aberdeen Gateway with Knight Frank, have commenced marketing immediately.

Aberdeen Gateway is the prime business park on the south side of the city, providing 45 developable acres. To date, 26 acres of land has been developed for a mix of industrial and office accommodation totalling 450,000 sq ft.  The latest office occupiers include Ensco Services (25,000 sq ft) and National Oilwell Varco (30,000 sq ft).  Other occupiers at Aberdeen Gateway include Total, Hydrasun, Coretrax and SPN.
