NHS Dumfries & Galloway has appointed Ryden’s Residential Land & Development team to dispose of five surplus properties plus the site of the former Garrick Hospital in Stranraer.
Measuring approximately 0.61 ha (1.5 acres), the former Garrick Hospital site is ideally suited for residential development. This is in light of the surrounding locality being mainly residential; its convenient location to the town centre; and having previous planning permission for the development of 23 residential units.
In Dumfries, Maryfield Lodge (75 sq m), Huntingdon House (311 sq m) and Cameron House (205 sq m) have all been placed on the market; each with potential for refurbishment/change of use. Maryfield Lodge was previously utilised as accommodation for NHS staff, whilst the latter two were previously used as offices/clinics.
Cromarty House in Stranraer has planning consent in place for change of use to residential. The two-storey Victorian townhouse with modern extension measures 401 sq m and is situated on the fringe of the town centre. The property has potential for sub-division.
At 19 Bank Street in Annan, a detached two-storey traditional town centre building (c. 224 sq m) with single storey extension (c. 91 sq m) to the rear is also being marketed. The rear extension is currently let to Dumfriesshire Citizens Advice Bureau. The accommodation would be suitable for a range of uses including residential, office, healthcare and residential, subject to receipt of statutory consents.
