HKA Global, an international construction claims and consulting group, has taken the 4,698 sq ft third floor of 200 St Vincent Street in Glasgow.
This most recent deal follows previous lettings agreed with DM Hall for the 2,701 sq ft lower ground floor earlier this year and with LV= for the 1,924 sq ft ground floor in 2016.
Property owner Barings Real Estate Advisers has capitalised on the lack of attractive office space in this area of Glasgow city centre by investing in a high quality refurbishment. Four floors of the building have been refurbished along with the reception and common parts and the creation of a new terrace on the third floor.
Only the 6,078 sq ft first floor of the building, with its own external terrace, remains available.
Ian Mayhew, senior director, UK Asset Management at Barings Real Estate Advisers, said: “In what is Glasgow’s main commercial hub, St Vincent Street has been marked by its lack of high quality office space. We recognised this shortage and embarked upon a refurbishment programme to deliver a new standard for the area. Now almost fully let, this positive outcome is further supported by the high quality nature of the tenants committing to the scheme.”
Ken McInnes, Office Agency Partner at Ryden added: “Our client has undertaken a refurbishment completed to an excellent standard and has been rewarded with some outstanding letting success. We are confident of quickly letting the final floor to mark the conclusion of a successful project.”
Ryden and JLL are advising Barings Real Estate Advisers.
