Green light for Ravenscraig’s transformative regeneration plans

Ravenscraig is set for further transformation after a new Masterplan was given the green light by planning officials. Ryden Planning has acted for Ravenscraig Ltd since 2001, and the original masterplan was approved in 2005 for regeneration of what was the largest vacant/derelict site in Europe.

Scotland’s best known industrial site has undergone significant investment in the last decade. And now, North Lanarkshire Council has granted outline planning permission for a new Masterplan which aims to build on recent successes and foster a thriving community where people can live, work and play.

The emphasis in the updated masterplan is on the delivery of approx. 4,500 houses; a mixed use town centre with 30,000 sq m of retail floorspace, leisure and business uses; a 7 ha Town Park; and over 31 ha of business and industrial development.

Nick Davies, director of Ravenscraig Ltd, said: “This is a momentous decision that will unlock Ravenscraig’s potential and help to attract more investment into this famous site. There has already been significant regeneration work over the last decade and we’re proud to say Ravenscraig is now a thriving community.

“This represents the beginning of the next phase of regeneration at Ravenscraig. With planning approval now granted, we will move forward with our ambitious plans to further transform the site, ensuring sustainability and inclusive growth are at the heart of our approach. We are committed to working with North Lanarkshire Council and investors to deliver on the promise of Ravenscraig.”

The planning decision comes just weeks after initial works began on a new £3.7m public park at Ravenscraig. It also follows North Lanarkshire Council’s announcement of a £190m roads programme that will boost Ravenscraig’s regeneration. Part of the Glasgow City Region City Deal, it represents the biggest single roads and infrastructure investment in North Lanarkshire’s history, with construction work due to begin later this year.

Ravenscraig Ltd engaged extensively with the community ahead of the Masterplan being submitted to North Lanarkshire Council. A number of drop-in exhibitions were held, giving members of the public the chance to view and comment on the proposals.

Adrian Smith

Adrian is a Chartered Town Planner with over 35 years' experience as a planning and development advisor throughout Scotland in both the public and private sectors. He was a founding partner of niche planning consultancy Muir Smith Evans and joined Ryden in December 2017 when the two firms merged.

Prior to founding Muir Smith Evans in 2004 Adrian was a planning director for Turley where he spent 14 years building up the Scottish business unit and serving on the company board. His previous public sector experience includes periods working for Glasgow City Council, Monklands District Council and the former Irvine Development Corporation on development planning, development management and project implementation.

Adrian has extensive experience of managing large multi-disciplinary teams and applying strategic thinking on complex, often sensitive, commercial development projects. He has an established reputation for providing sound, commercially-aware planning advice and for enhancing the value of his clients' assets by delivering beneficial planning permissions.

Adrian is an experienced communicator with a reputation for being clear and concise. He is skilled in the presentation of proposals at public meetings, pre-application consultations and hearings. He has also acted as the planning witness at numerous public inquiries.
