Ryden has signed up two new tenants at 5 Victoria Avenue Business Centre in Harrogate on behalf of landlord CNG Limited. The latest deals see the business centre fully let within 12 months of a refurbishment project by Ryden’s Project & Building Consultancy team completing at the property.
The new tenants are Coles Solicitors and St James’s Place Wealth Management. The former took two suites extending to 79 sq m (852 sq ft) on a five-year lease at £23,856 per annum. The latter signed up for a 34.5 sq m (372 sq ft) suite on a two-year lease at £9,672 per annum. They join existing tenants: Impression, Millennia IT, Partnerwise, Bluestone 98 and Four Corners, which were all signed up by Ryden.
The refurbishment project cost almost £140,000 and included creating high specification serviced office space and refurbishment of the communal WCs and kitchen facilities. A new impressive shared boardroom was also developed as part of the renovation which was managed by Ryden.
Dan Hodge, Associate at Ryden, said: “Following our advice, our client took a proactive approach and invested money into refurbishing the business centre to create high quality serviced office suites. Achieving 100% occupancy within 12 months of the renovation fully justifies my client’s investment into the property.”
Jacqui Hall, Managing Director at CNG Limited added: “With Ryden’s assistance, we were able to ensure that this building became a fit-for-purpose and hugely desirable commercial space. We are confident all tenants will reap the rewards of both the fit-out and the site’s excellent location.”
