Colin Busby, Partner
Colin is Edinburgh Regional Managing Partner at Ryden and a very experienced real estate and construction professional with nearly 30 years of commercial property involvement.
Colin has a wide spectrum of experience in commercial building surveying and project management activities, encompassing building refurbishment, new build and professional work on commercial, retail and industrial properties. Colin specialises in occupier related consultancy and project management, including projects for Aegon, Aberdeen Asset Management, UBS, Aggreko plc, TH Real Estate and Hermes.
Andrew Cliff, Partner
Andrew is Head of Ryden’s Project & Building Consultancy Group. With over 30 years of experience, Andrew provides development consultancy, building surveying and project management services to clients across the UK with specialist sectorial expertise in hotels, offices and industrial property.
Some examples of his experience include the project management and contract administration services of various new build, refurbishment and fit out contracts, including projects for British Wool, Student Loans, Paramount Hotels, Q Hotels, GLH Hotels, Kew Green Hotels, Torque Logistics and Industrials UK LLP.
Matthew Edwards, Partner
Matthew has over 30 years' experience in commercial property and a wide range of contacts in the property market. He set up Ryden’s Leeds office in 1995 and is the Regional Managing Partner.
Matthew specialises in investment agency and producing asset management strategies, coordinating multi-million pound property portfolios for the PSA, Petchey Properties, Industrials and Kingston Unity Friendly Society. More recently he has been heavily involved in Ryden's continued expansion into new markets in England.
Robert Evans, Partner
Robert is both a Chartered Town Planner and Chartered Surveyor with over 30 years' experience of planning and development consultancy in Scotland and is Head of Planning at Ryden.
He is providing planning consultancy advice to both the University of Edinburgh and Heriot Watt University for a number of development projects; helped deliver permission for The Dunard Centre, Edinburgh's first new concert hall for 100 years; and is advising on applications for the masterplan redevelopment of the former Bangour Hospital site as well as a range of commercial and residential projects including shopping centre redevelopment, offices, hotels and student housing schemes across Scotland.
Alasdair Munn, Partner
Alasdair is Head of Ryden`s Investment team in London having in excess of 30 years’ experience dealing in the English property Investment market.
Alasdair provides acquisition and disposal advice to Institutions, Property Companies and Private clients and has recently been involved in the acquisition of out of town offices and retail warehousing/drive thrus and well as selling a multi let Warehouse Portfolio.
Andrew Richardson, Partner
Andrew is the lead of Ryden’s Manchester office and has over 35 years’ experience in the investment and development markets. He is specialised in the acquisition and disposal of commercial property investments in the North West of England, acting for property companies, funds and institutional investors.
Among other transactions, Andrew has acquired and sold over 30 commercial property investments in Manchester City Centre. The main focus to day is buying industrial and warehouse units of all shapes and sizes is currently advising on 8 deals totaling in excess of 1.1 million sq ft.
Ken Shaw, Partner
Ken is the Head of Ryden’s Investment & Finance Group and has 35 years’ experience in commercial property from working in Glasgow, London and Aberdeen.
He is the most experienced investment agent currently based in Aberdeen, having advised on over £1.25 billion of investment transactions for a wide range of clients such as Drum Property Group, M&G Real Estate, Aberdeen Standard Investments and Aberdeen City Council. His primary focus is the North of Scotland region although he also advises private clients on opportunities further south. Ken's experience is principally spread across the three main sectors - industrial, office and retail. He also has considerable experience transacting ground lease portfolios.
Craig Tennant, Partner
Craig has broad project management experience in the commercial, retail, industrial leisure and residential sectors of the industry, having been actively involved in a number of key commissions in each sector.
As part of his wide experience, Craig has been project manager for the Property Development work stream for Glasgow City Council, managing the redevelopment of their city centre real estate. He also was project manager for the development, procurement and implementation of the new BBC Scotland broadcasting centre in Pacific Quay, Glasgow.
Dan Smith, Associate
Dan provides development consultancy, building surveying and project management services to clients across the country, with a keen interest in acting for both landlords and tenants in dilapidations negotiations.
Dan is also experienced in preparing detailed specifications for new build, extensions and refurbishment projects and administering building contracts, most commonly under the JCT suite of contracts.
Commercial property investment trends in Scotland 2020
Ken Shaw, Investment Partner, Aberdeen
The level of investment coming from overseas is high in Scotland, accounting for around 70% of spend on substantial assets in 2019.
Attracted by the favourable exchange rate and comparatively generous yields on offer, purchases by foreign investors last year 110 St Vincent Street, Glasgow (£48m), 4-8 St Andrew Square, Edinburgh (£120m) and Sir Ian Wood House, Aberdeen (£80m).
Investor demand in Scotland’s cities is likely to continue in 2020 as prime office and industrial opportunities in Edinburgh and Glasgow provide strong performance and liquidity.
Industrial and logistics companies top the investment market in 2019
Andrew Richardson, Investment Partner, Manchester
The industrial and logistics sector was at the top of the list for investors in 2019, and interest in the first few weeks of 2020 seems to indicate little or no change in this respect.
There is a resilient occupier story across most types of industrial property alongside rental growth. The pre-election Brexit uncertainty led to UK institutions being less active, which in turn provided more opportunities for property companies and private investors. Brexit will no doubt continue to affect the institutional investment market in the next 12 months, as the trade negotiations unfold and the funds slowly and selectively increase liquidity.
Demand for modern industrial investments below £1.5m is very strong. Rental growth is real for attractive smaller units as supply has not matched demand in the best locations.
