  • Collected rent, insurance and service charges for the 56 units.

  • Acquired the property on Hull’s quayside and implemented pro-active asset management initiatives such as tenant relocations, surrenders and renewals.
  • Increased the rental levels by over 7.5% resulting in an 11.5% increase in capital value in the first year of ownership.
  • Made improvements to the physical appearance of the property and developed plans for further refurbishment.

  • Advised on property and management issues prior to Protego’s acquisition of six further industrial estates.
  • Implemented an improvement of security on the estates and started handling the recharging to tenants of utilities.
  • Advised on new strategic plans for the sites which resulted in increased occupancy levels and rental levels.

  • Inherited ongoing lease renewals, assignments, rent reviews and insurance claims following Protego’s acquisition of the portfolio and resolved all issues.
  • Set up and manage rent and service charge to ensure rent is collected in accordance with the client’s credit control policy.
  • Introduced a cohesive holistic report across all disciplines which greatly assists the asset management role of the client.
