Client: Aberdeen City Council
  • Assessed residential, retail, leisure and business property markets in this under-performing area of Aberdeen city centre, leading to initial grant funding from the Heritage Lottery Fund’s Townscape Heritage Initiative (THI).
  • Prepared a detailed market analysis including assessments of priority buildings and valuations and costings to establish funding gaps (the “conservation deficit”).
  • Secured full THI status and funding.

Ryden has also undertaken heritage property market studies to secure funding in locations including Glasgow’s Merchant City and in Newmilns.

 

Former Fairfield Shipyard Offices

Property: Former Fairfield Shipyard Offices, Govan Road, Glasgow
Category A Listed building built in 1890
Client: Govan Workspace
  • Provided detailed research into the potential demand for redeveloped / refurbished office space within the property.
  • Identified potential demand for offices from the local business community, public sector and creative and specialist technical industries.
  • Secured a Historic Scotland building repair grant and funding from Glasgow City Council and the Heritage Lottery Fund.

Ryden has also provided similar advice on the feasibility of converting listed buildings for alternative uses, including residential and commercial, to Glasgow West Regeneration Agency, NHS Dumfries & Galloway, NHS Lanarkshire, Institution of Electrical Engineers and Kier Homes.

 


Anstruther Harbour

Redevelopment of Harbourmaster’s Office and Herring Ring site
Client: Fife Council & Anstruther Community Regeneration Project
  • Conducted a feasibility study which will be used to prepare a business case for the redevelopment of the site.
  • Consulted Anstruther residents, schools and businesses to understand their aspirations for the site.
  • Measured the occupier demand and market potential to ensure the development will work commercially.
  • Presented a final report of proposals to the client.  The development could have long term benefits for the town by attracting visitors, improving community facilities and boosting the local economy.

 

Business Property Portfolio
Property: Business Property Portfolio, Falkirk
Review of the portfolio
Client: Falkirk Council
  • Provided a full valuation and ranking of options for more than 330 properties and 64 ground leases in over 30 locations.
  • Prepared an options appraisal for the larger portfolio.
  • Advised on a phased disposal of assets and capital reinvestment to maximise values.

Ryden has also undertaken option appraisals and provided strategic property portfolio advice to Scottish Enterprise, East and West Dunbartonshire Councils, Stirling Council and North Lanarkshire Council.

 

 

Clydebank College
Property: Clydebank College, Glasgow
Relocation of campus
Client: Clydebank College
  • Evaluated potential locations including a re-build of the existing campus and other sites in Clydebank.
  • Provided Scottish Funding Council compliant financial modelling taking into account property costs and returns.
  • Provided valuations for the demolition of the existing campus and for its redevelopment to residential use.
  • Gave acquisition advice for the new site.
  • Provided planning advice and project risk assessments.
  • Created a potential capital receipt to cross-fund.

Aberdeen Science & Energy Park
Property: Aberdeen Science & Energy Park
Extension of the park
Client: Scottish Enterprise Grampian
  • Worked as part of a team comprising the architect, engineers and landscape architect to prepare a feasibility study for the extension of the park.
  • Submitted representations and negotiated proposed changes to the finalised Aberdeen local plan in respect of the park.
  • Subsequently led a team to prepare and submit an application for outline planning permission for the extension.
