  • Conducted site visits to all locations and buildings occupied by NHS Dumfries & Galloway in Dumfries.
  • Assessed the physical condition of each property, the space utilisation and the property’s fitness for purpose.
  • Identified buildings and sites which could be used more efficiently, or which may be surplus to future requirements, and assessed their marketability.
  • Considered, in association with the client, the potential relocation of departments, the creation of new facilities and the acquisition of new sites and buildings to meet future needs.
  • Provided indicative values for properties which may become surplus to requirements.
  • Finalised the property strategy and future programme with the client, taking account of costs and revenues to ascertain future budgetary requirements for the next 5 - 10 year period.

 

Edinburgh BioQuarter

  • Secured outline planning permission without the need for a public local inquiry.
  • Advised on the discharge of outline planning conditions.
  • Negotiated the Section 75 legal agreement.
  • Secured approval of the CBR masterplan.
  • Secured reserved matters planning permission for Phase 1 infrastructure works.
  • Provided valuations of the site at the pre- acquisition stage and the post-installation stage of the infrastructure.
  • Advised on planning aspects of the first multi-occupancy building.

  • Provided a full valuation and ranking of options for more than 330 properties and 64 ground leases in over 30 locations.
  • Prepared an options appraisal for the larger portfolio.
  • Advised on a phased disposal of assets and capital re-investment to maximise values.

 

Berryden Hospitals

Disposal of surplus land

  • Provided advice on alternative uses for a redundant hospital site of 6 hectares.
  • Prepared and submitted representations on the finalised Aberdeen local plan and appeared as an expert witness.
  • Reviewed the tender submissions and assessed the deliverability in planning terms.
  • Undertook negotiations and recommended the developer.
  • Ensured the grant of full planning permission in terms acceptable to our client and the preferred developer.

Waverly Rail Project

  • Assessed the planning and development implications and possible cross-funding opportunities for the new railway.
  • Advised on the use of compulsory purchase order powers, Section 75 planning agreements and possible joint ventures with landowners.
  • Conducted a detailed 30-year forecast of the housing market potential and assessed business land prospects.
  • Gave recommendations on a development levy.
