Knaresborough

  • Project managed the development providing the client with a co-ordinated design team and a single point of contact.

Marston Hotels
Property: Marston Hotels
Group of 12 hotels
Client: Q Hotels Ltd
  • Advised Q Hotels during the acquisition of the 12 hotels in the Marston Group.
  • Provided pre-acquisition building survey advice including inspecting and reporting on all of the premises.
  • Managed the input of all specialist consultants during the due diligence process. The properties ranged from the Grade 1 listed Crewe Hall to the year old Nottingham Belfry.

 

Princes Street

Property: 40 Princes Street, Edinburgh
1,653 sq m Grade A office building
Client: Aberdeen Asset Management
  • Undertook a pre-lease inspection and reported on condition of premises and service charge/common areas expenditure.
  • Negotiated with landlord’s agents for completion of outstanding development works and monitored completion.
  • Undertook a comprehensive search of the office market, looking at existing and future developments in the Edinburgh area with a scoring system applicable to criteria attached to each building.
  • Prepared a shortlist of suitable properties and, after inspections, entered into negotiations on a number of buildings to create a competitive situation.
  • Project managed the tenant’s fit-out (circa £1,000,000).

 

Edinburgh Quay

Property: Edinburgh Quay, Edinburgh

Client: Tods Murray LLP
  • Undertook appraisal of developer’s proposals for the construction of office development on behalf of prospective tenant.
  • In conjunction with solicitors, provided advice on contractual matters, warranties etc.
  • Maintained progress on site and reported to tenant on quality of workmanship and progress.
  • Acted as Project Manager for the fit-out of the space including interface with landlord’s works.
  • Provided input with regard to completion certificates and making good defects.

 

Ocean Point 1

Property: Ocean Point 1, Edinburgh
5,072 sq m Grade A office building
Client: Irish Life Investments Ltd
  • Undertook a pre-acquisition inspection and reported on premises including all tenanted and common parts areas.
  • Negotiated with existing owner for completion of outstanding development works.
  • Undertook due diligence on the original development confirming situation with regard to Planning and Building Control Consents, Collateral Warranties and other material and workmanship warranties, retention monies etc.
