Former seminary on a 217.7 hectare site
Client: Hermiston Securities / Muir Group
  • Assessed population and economic impacts expected to arise from the re-use of an existing listed seminary as a hotel, supported by executive housing and leisure uses.
  • Submitted report as part of a planning application. The economic benefits were singled out by the planning authority as a major benefit of the scheme when granting planning consent.

Ryden has also provided economic and socio-economic impact assessments for major development proposals at Forestmill, Alloa (also for Muir Group), Armadale (Achaddon), Nairn (Cawdor Trust), Lockerbie (Lockerbie Data Centres) and Kirkcaldy (CALA).

 

Glasgow Housing Association
Property: Glasgow Housing Association Estate
Transformational regeneration areas
Client: Glasgow Housing Association (GHA)
  • Undertook housing market reviews for eight major regeneration areas in Glasgow including Maryhill, Laurieston, Gallogate and Shawbridge.
  • Provided valuation advice on mixed tenure development proposals by area.
  • Evaluated future market trends with and without wider regeneration programme.
  • Worked with GHA financial advisors to build this information into financial model.
  • Analysed supply and demand for retail space and advised on current provision and likely future rental levels and potential void periods.
  • Reviewed the commercial viability of developing ground floor, multi-purpose, commercial space within new build residential projects.

Ryden is also providing similar housing regeneration advice to City of Edinburgh Council’s 21st Century Homes intiative for Gracemount, Pennywell and North Sighthill.



Clyde Gateway

  • Produced a profile of land ownership across the project area highlighting a mix of public and private interests.
  • Advised on current land values and forecasted future levels based on market trends and catalysts.
  • Provided detailed property market research into the current provision and future capacity of business space, commercial property and residential markets.
  • Inputted into preparation of a detailed masterplan.
  • Produced a detailed market analysis and strategy for development of 400,000 sq.m. business space across the Clyde Gateway Area.
  • Assessed the implications of the credit crunch for Clyde Gateway’s activities.

Ryden has also provided strategic market analysis and advice to Urban Regeneration Companies at Riverside Inverclyde, Clydebank ReBuilt and Irvine Bay.


Lethangie

Property: Lethangie, Kinross
Three sites totalling over 15 hectares
Client: Lethangie Estates
  • Provided initial planning advice to have the site identified as a development opportunity for residential and mixed use in the local plan.
  • Secured the sale of one site to Medical Centres (Aberdeen) Ltd and another to Perth & Kinross Council.
  • Sold the other site to Stewart Milne Homes with planning consent for 41 detached houses.


Fountain North

Property: Springside, Edinburgh
1.29 hectare development site
Client: AMA, Grosvenor & Royal Bank of Scotland
  • Provided initial advice and appraisals on the acquisition of the mixed development site.
  • Conducted bespoke market research and market intelligence as a basis for development advice.
  • Provided detailed development consultancy advice on commercial mix, building size, layouts and quality.
  • Provide marketing advice on the commercial elements of the proposed development.

 

Project: Employment Land Review
Client: North Ayrshire Council
  • Provided independent assessment of current and future demand for employment land within the local authority area with consideration to Structure Plan requirements for a ten year supply of marketable land.
  • Provided an economic and planning policy context and industrial and office property market review.
  • Identified future demand for industrial and office land and property and assessed the quality of allocated employment land.
  • Identified alternative uses for sites where appropriate.

Ryden has also undertaken employment land reviews for numerous other local authorities across Scotland including North Lanarkshire, Dumfries & Galloway and Scottish Borders.  We have also acted as an expert witness on behalf of local authorities at examinations in public.
