On behalf of clients of Cornerstone Real Estate Advisers, Ryden has let Carr House, Clifton Moor, York to Royal Mencap Society.

The UK’s leading charity for people with learning disabilities has taken the 2,640 sq ft refurbished office on a five-year FRI lease at a rental of £22,750 per annum. The charity is relocating from next door at Galloway House where it had a sublease.

Royal Mencap joins existing tenants including Network Rail, Travis Perkins, Fitness First, Argos and PC World. A range of offices suites from 525 sq ft and industrial units from 985 – 6,000 sq ft remain available at Clifton Moor; York’s premier business park location.

In Shipley, Ryden and joint agent Carter Towler have signed up independent financial advisers Beaumont Robinson at the recently refurbished former textile mill, Merchants Quay.

The company has taken the 2nd and 3rd floor, extending to 4,242 sq ft, on a five-year FRI lease.  A stepped rental rising to £44,520 per annum was agreed and ten parking spaces were included in the deal.

Only 2,100 sq ft of space remains available within the 22,000 sq ft office and Steven Jones, chartered surveyor at Ryden, said: “In light of the excellent terms being offered and the property’s excellent location and picturesque position next to Leeds Liverpool Canal, we’re confident that we will find an occupier for the remaining space soon.”

Commenting on both deals, Steven Jones added: “These transactions have been concluded in quick succession and provide a welcome boost for the Shipley and York out of town office markets, which have see relatively little take-up for some time.”
