11 October 2011
Ryden has been appointed to act jointly with Jones Lang LaSalle on behalf of The Aviva Investors Property Trust to find new occupiers for the last two vacant floors of the iconic 123 St Vincent Street in Glasgow.
Located in the heart of the city centre and in a prime business location, 123 St Vincent Street provides over 130,000 sq ft of Grade A office accommodation over nine floors. The available 30,250 sq ft of space extends to 14,750 sq ft over the second floor and 15,500 sq ft over the sixth floor, and is offered to let on full repairing and insuring lease terms at a quoting rental from £22.50 per sq ft. Occupational options from 6,000 sq ft to 30,250 sq ft are available.
The property has been designed to a high specification with an impressive atrium, manned reception, four high speed passenger lifts and two levels of secure car parking. It is only a few minutes away from the mainline railway and subway stations as well as Buchanan Galleries and Princes Square shopping centres and an array of restaurants, coffee shops and sandwich bars.
Existing occupiers at the building include Semple Fraser, Aberdeen Asset Management, Pinsent Masons and Hutchinson 3G UK Limited.
Ken McInnes, partner at Ryden commented: “We are delighted to have been appointed joint marketing agent for 123 St Vincent Street. It is an iconic landmark building in a highly desirable office location offering large Grade A floorspace, which is the sector of the market where supply options are limited. We are confident that we will be announcing lettings soon.”
