Two Midlothian Hospitals For Sale

Ryden has been instructed by NHS Lothian to sell Loanhead Hospital, Hunter Avenue, Loanhead and Rosslynlee Hospital, Roslin both in Midlothian.

Both hospitals are surplus to NHS Lothian’s requirements as they have been replaced by the new 88-bed Midlothian Community Hospital.

NHS Lothian has owned the Loanhead Hospital (originally a fever hospital) since 1892.  It is a small hospital of 1,280 sq m (13,778 sq ft) on a site of 0.811 hectares (2 acres) and encompasses three inter-connecting wards, office blocks and a boiler house. Offers in the region of £400,000 are being invited and in view of the interest being shown a closing date for offers has been set for Wednesday 17 November 2010.   

The Rosslynlee Hospital is a large Category C listed property which dates back to 1871.  It is situated on a site of 25.7 hectares (63.5 acres). The main building provides 10,301 sq m (110,879 sq ft) of accommodation and the ancillary hospital buildings provide 2,027 sq m (21,818 sq ft).  Offers are invited.

Roy Durie, consultant at Ryden handling the sales, said: “The Loanhead Hospital could be converted into residential units – a minimum of nine and maximum of 15 – or alternatively a new build may be considered subject to planning consent being obtained.

“The listed Rosslynlee building could be converted to form 60 flats and the 27 existing houses on the site could be renovated and the former farm building converted into three units. The land also has potential for 28 new build plots, thus providing a total of 118 units."
