Ryden aSpires to Greater Heights

In the last four months Ryden has sold three churches and one church hall in Edinburgh, reinforcing the belief that there is still life in the market.

The four properties sold are as follows:

- The former Kirk Memorial Evangelical Church at 121 Montgomery Street.  The 4,600 sq ft C-listed church, built in 1895, was sold on behalf of the Calton Youth Ministry Trust to a private buyer for conversion to a dance centre.

- Lady Glenorchy's Church and church hall at 2 Roxburgh Place.  The B-listed buildings, extending to 8,325 sq ft and dating back to 1909, were sold to Edinburgh University Settlement Ltd for charitable purposes.  Ryden represented Roxy Arthouse in the deal.

- The Braid Church and church halls at 1 Nile Grove.  The property was sold on behalf of the Church of Scotland to a private investor.  The church was built in 1886 and the two adjoining halls were built in 1899.  The property is B-listed and extends to 8,749 sq ft.

- The Churchhill hall at 12 Chamberlain Road, Holy Corner.  The hall site extends to 0.176 acre and was sold on behalf of the Eric Liddell Centre to S1 Developments Ltd for the development of two semi-detached residential units.

Whilst the price paid for each property was not disclosed, Roy Durie, partner at Ryden responsible for the disposal of the churches, did confirm that the sum of the prices achieved for all four was in excess of £3 million.

Roy is also currently marketing the former St James's Church at 119 Constitution Street, Leith. The church, which dates back to 1862, is B-listed and provides 5,200 sq ft of accommodation on a site area of 0.46 acre.  Offers in the region of £350,000 are being sought.
