
Quintet of Yorkshire Lettings

Ryden has recently sealed five deals in Yorkshire.
For landlord K Rouse, Ryden and joint agent Sanderson Weatherall secured a letting of 1,064 sq ft of office space at Wyther Lane, Kirkstall, Leeds with S MacDonald Commercial Services Ltd. The firm is relocating and has taken the space on a three-year FRI lease with a two-year break. An initial rental of £16,000 per annum was agreed.
In Doncaster, Nu-Tool, also relocating, has taken a 2,000 sq ft industrial unit at Bentley Moor Lane. Ryden acted for landlord Doncaster Motor Spares, agreeing a three-year FRI lease at £7,233 per annum.
On behalf of Protego Real Estate Investors, Ryden and joint agent Lawrence Hannah let a 1,693 sq ft warehouse on Auster Road at Clifton Moor Industrial Estate, York to a private individual. The warehouse has been taken on a five-year FRI lease at a stepped rental starting at £15,000 per annum and rising to £18,000 per annum.
For landlord Industrious, Ryden let two industrial units at Mill Street West, Dewsbury. Unit 3F, measuring 495 sq ft, was let to new start up company PPwholesale at £3,300 per annum on a three-year FRI lease with an 18-month break. Bed Kingdom signed a one and a half-year FRI lease on Unit 3J, extending 1,496 sq ft, at £2,408 per annum.
Steven Jones, Office & Industrial Agency Surveyor at Ryden, said: “These lettings illustrate ongoing activity within the commercial property sector, particularly at the mid to smaller end of the market. The force behind these disposals is businesses looking to relocate to alternative premises in order to reduce their occupational costs and entrepreneurs taking advantage of incentivised terms available in the current economic climate.”
Mr Jones also noted that he is currently advising numerous occupiers regarding relocations and acquisitions at a point in time where significant savings can be made prior to the upturn, given appropriate advice.
All occupiers were unrepresented in the deals.
