New Headquarters for Chest, Heart & Stroke Scotland

In central Edinburgh’s second largest office letting of quarter two, Ryden has successfully secured new premises for one of Scotland’s leading medical charities, Chest, Heart & Stroke Scotland (CHSS).

The charity has taken 8,557 sq ft on the 3rd floor of Rosebery House, 9 Haymarket Terrace, Edinburgh on a 10-year FRI lease at an undisclosed rent. Seven car parking spaces were also included within the lease.  Jones Lang LaSalle acted on behalf of landlord Aviva Life & Pensions (UK) Limited c/o Aviva Investors in the deal.

The premises will serve as CHSS’s new headquarters. It is anticipated that staff will move into their new office later this year following extensive refurbishment and fit-out works by Ryden’s building consultancy team.

Iain Taylor at Ryden, said: “Following a comprehensive search of prospective properties across the city, we’re delighted to have secured accommodation within Rosebery House for CHSS.  The property fully meets our client’s needs in terms of its central location, excellent transport links and, subsequent to our refurbishment, will provide good quality modern open-plan space.  This is a significant letting for the Edinburgh office market which at present continues to be dominated by smaller deals in the sub 5,000 sq ft bracket.”

Craig Watson of Jones Lang LaSalle added: “So far in 2010 there have only been seven deals over 7,500 sq ft in Edinburgh. In fact, CHSS was the second largest letting in central Edinburgh during quarter two, so represents a significant transaction for the local market and boosts overall take-up. Most occupiers continue to be budget sensitive and this has been evident in the significant number of sub £20psf deals. Rosebery House offers modern open plan space below this level so is well placed to take advantage of this demand.”
