
Another Office Letting at South Gyle Business Park

Acting for Dunedin Property, joint agents Ryden and King Sturge have announced that Equiniti Ltd has taken the first floor suite, extending 2,476 sq ft, at 34 South Gyle Business Park at a rental of £16 per sq ft. The lease is for five years, with an option to renew for a further five years.
Equiniti undertakes share registration, retail investor and employee benefit services and act as registrar for over 700 companies, including around 58% of the FTSE 100 and 39% of the FTSE 250.
Commenting on the letting Gordon Kellie of Dunedin stated: “We are delighted with the rapid conclusion of this deal, even in this challenging market. I’m confident that the remaining floorspace at 34, only 9,887 sq ft, will also be leased during 2009. The remaining floorspace is available at a rent of £14 per sq ft on usual terms or at £29 per sq ft on an all inclusive basis ie rates, electricity, heating, gas, telecoms. Being flexible and pragmatic in this climate allows us to continue to do deals”.
John Clement, Partner of King Sturge added: “Equiniti was attracted by the high specification of the office, the fantastic car parking ratio and the excellent location. This deal contributes to an increased level of interest in the west Edinburgh market in recent months.”
Peter I’Anson, Partner of Ryden said: “This letting allows us to attract other occupiers of a similar size and type to Equiniti as we have available to lease suites from 2,500 sq ft to 6,214 sq ft available on a flexible lease duration.”
This deal follows on from other successful lettings at units 36 & 38, both now fully occupied after refurbishment, to Initial Security, Farrer Consulting, Rentokil, & Icon.

Dunedin purchased South Gyle Business Park from Hermes in December 2004. Since this time the firm has carried out an extensive programme of refurbishment, involving upgrading landscaped areas, producing new signage and works to individual buildings. The entrance has also been completely redesigned and improvements made to the office core areas, including new lifts and improved toilet facilities to fully comply with DDA legislation. In addition, a high quality coffee shop has been built next to the office buildings, further enhancing the amenities available to staff. These improvements have greatly increased the profile of the park.
