Big Boost Unveiled for Aberdeen Offices Market

The supply of offices in Aberdeen’s West End is to be given a significant boost as plans are unveiled to convert the former Prince Regent Hotel back to offices.  The £4 million refurbishment will see the building become prime Grade A space.  It formerly housed the offices of famous Aberdeen architect Thomas Scott Sutherland, after whom the building is now named.Scott Sutherland House is a three storey granite building situated in a prominent position on the corner of Waverly Place and Albert Street in Aberdeen’s prime office district.  When redeveloped it will provide 1290 sq m (14,250 sq ft) of open plan accommodation.  Architects Canale Associates are managing the project, which involves retaining the original period façade, with work due to start in September 2006 and completion earmarked for early summer 2007.Ryden has been appointed as the sole letting agent.  Partner Arron Finnie considers that the building will make an ideal HQ: “This building comes to the market at a time when the supply of Grade A office space in the West End and City Centre is at an all time low.  With the high specification and superb location, we expect it to be very well received by the market.”Finnie confirmed that the property already has speculative interest but wasn’t able to state what the rental will be.
