
Exceptional Scottish Development Opportunity Comes to Market

NHS Ayrshire & Arran has instructed Ryden to market 25 hectares of surplus land adjacent to its Ayrshire Central hospital site in Irvine. A joint venture or consortium is sought to take forward a masterplan for the whole site which will be released in phases for residential development.
Current healthcare facilities will remain in operation and a portion of land will be retained for future healthcare facilities, including the proposed new Community Hospital. The first phase will see around 23 acres of land released; later phases will follow once the hospital is in place. Proceeds raised from the sale of the land will be used to fund the Board’s future healthcare provision.
Ryden, the sole marketing agent, has developed a planning and marketing strategy and undertaken or arranged numerous studies to consider potential alternative uses for the site and possible infrastructure capabilities to inform future development. The site is identified for residential development in the adopted North Ayrshire Local Plan.
Russell Rutherford of Ryden said: ”The instruction has been an exciting challenge, which, over the development period, will create a mix of high quality house types and will integrate with the new community and healthcare for the area. He added: “The land being released to market has the potential for providing a landbank for around a decade.”
NHS Ayrshire & Arran is inviting serious expressions of interest from developers with experience of similar projects to maximise the potential of the site.
