Multi-Million Office Acquisition in Leeds

For Kelly & Co property solicitors, Ryden has acquired 49 St Pauls Street and 15 Park Place in the heart of Leeds' office district for £3.757 million.
Expanding firm Kelly & Co will occupy the ground and first floor at St Pauls Street which has been completely refurbished to a high standard by CFK Developments. 15 Park Place is occupied by Hunters Property Group. The combined space totals 18,167 sq ft over basement and four floors. The property has dedicated parking.
The 1,962 sq ft fourth floor has been let to recruitment company Harvey Nash plc on a five-year lease at £19.25 per sq ft exclusive. The 2,577 sq ft third floor has been let to Simons Developments also on a five-year lease at £18.50. Both deals were in legal hands prior to practical completion.
Ryden is sole letting agent for the property. There is now only one floor remaining within this prestigious scheme and Lucy Broady of Ryden said: "Despite the current climate I foresee the space going quickly for a good rent."
