
First Retail Unit Let at the Parkway

Ryden has secured Homestyle by Vantana as the first occupier to take space at the new Esk Properties retail development The Parkway in Livingston town centre. Vantana, one of the largest window shade companies in the UK, has taken a unit of 1,000 sq ft (93 sq m) at a rental of £32,000 per annum.
When it completes in late 2007, The Parkway will comprise over 13,000 sq ft (1,200 sq m) of retail space with units ranging in size from 1,000 sq ft (93 sq m) to 7,000 sq ft (650 sq m) with the potential for 100% mezzanine cover. The development is situated on Almondvale Boulevard directly opposite the new Debenhams store at The Elements Shopping Centre that is also under construction.
Ryden is in negotiations with other national and Scottish occupiers who are keen to capitalise upon this high quality, value for money retail space in the town centre.
John Conroy of Ryden said ‘Our analysis shows that when combining rent, rates and service charges on a typical unit of 1,500 sq ft (140 sq m), occupational costs at The Parkway will be approximately 30% of those within Almondvale Shopping Centre and the proposed Elements Shopping Centre next door. In the main, we are appealing to a slightly different type of occupier than those attracted to the Almondvale Centre, and this complimentary offer further reinforces the appeal of Livingston as a retail destination.’

We have been considering setting up a retail operation there for some time and have looked at a number of potential opportunities.
