Business Homes Announces Latest Success in Aberdeen

Business Homes CALA Ltd, represented by joint agents Ryden and FG Burnett, has secured two new tenants at its Twin Spires Business Park development on Mugiemoss Road, Aberdeen.

Swedish office furniture supplier Kinnarps (UK) Ltd has signed a 10-year lease on the 3,081 sq ft first floor suite within Pavilion 6.  The family-run business acquired the space as part of a strategy to expand its presence in the UK.   Higher Education College Scotland Ltd has taken the first floor suite within Pavilion 4, extending 1,515 sq ft, on a 5-year lease.  Kinnarps and Higher Education College Scotland were both unrepresented.

These latest lettings follow on from the five other deals that have concluded at the 31,777 sq ft business park since its completion in March this year. Other companies who acquired space are: Island Offshore, Working Links, Global Web Limited, All 1 Smile and Flexlife Limited. Only 11,390 sq ft of office space now remains vacant.

Business Homes has achieved similar success at its Crombie Mills Business Park in Grandholm Village, Aberdeen. The 12,270 sq ft development, which also completed in March 2008, is made up of three pavilions and only the first floor of Pavilion 1, extending 3,088 sq ft, remains vacant.  Current occupiers are: Foster Care Associates, Empire Human Resources and Bluestream Subsea Services Ltd.

Commenting on the deals, Brian Robinson, Development Director for Business Homes Scotland, said: “In the past six months we have witnessed a period of economic instability, however from our perspective occupier interest in our buildings has remained strong. The Aberdeen economy is obviously boosted by the oil and gas sector, but the firms we’ve secured are wide ranging including a charity, orthodontic practice and IT consultancy, as well as to those who are linked with the oil and gas industry”.

Andrew Smith, Surveyor at Ryden, commented: “There has been a steady flow of deals at both parks throughout the year and I’m delighted that we’ve secured these latest two lettings. When you take into account that the quoting rent of  £17.50 per sq ft is significantly below what is being asked at the traditional west end of the city and peripheral business parks, that parking spaces are inclusive of rent, and both parks’ location and marketing leading CCTV it’s not surprising that the suites are considered attractive.”
