Ryden offers 7 Residential Development Sites for Sale
Ryden has put seven residential development sites for sale on the open market on behalf of seven different clients in and around Edinburgh, including one in Perthshire.
- 0.8 acre site at Marionville Road opposite the Commonwealth Games Stadium, Meadowbank, Edinburgh
- 0.67 acre site at Granton Square/West Harbour Road, Edinburgh
- 9.7 acre site at Forfar Road, Meigle, Perthshire
- A site for 27 flats at Station Road, Armadale, West Lothian
- 1.1 acre site adjacent to the Union Canal at Powflats, Broxburn, West Lothian
- 0.2 acre site at Market Street, Musselburgh
Most of the sites are brownfield sites. The outgoing Leader of the City of Edinburgh Council, Councillor Donald Anderson, stated recently that 94% of new residential development in Edinburgh was on brownfield land (much of it former industrial land) compared to 1991 when only 65% of new development was on brownfield land.Roy Durie specialises in development land sales at Ryden. He considers that whilst brownfield land contributes to housing supply there is a definite limited supply of brownfield land left remaining in Edinburgh.City of Edinburgh Council has stated the requirement for 2,500 affordable housing units to be built every year and with a policy requiring developers to provide 25%, this would mean granting total planning consents of 10,000 units per year. Durie suggests this will be difficult to achieve unless some of the Green Belt/greenfield land is allocated for residential development. He said: “There is insufficient land allocated for residential development within the new Edinburgh City Wide Local Plan.”Over the past few years many of the residential developments have taken place on sites of former printing works, breweries etc.
